Gentrification and touristification are phenomena that involve the displacement of local communities due to rising housing prices and urban redevelopment, which has become a growing problem for the tourist city of Playa del Carmen, Quintana Roo, due to population growth in recent decades, this problem has unleashed unequal urbanization, achieving the separation of social groups also known as socio-spatial segregation. This article aims to analyze the causes of gentrification and touristification in Playa del Carmen caused by the growth of tourism and its socioeconomic and cultural impact, exposing the limitations that occur today, analyzing the unequal urbanization that exists, addressing the presence and appropriation of housing space by foreign and national floating populations and proposing strategies to prevent and reduce this phenomenon, promoting sustainable urban development in the city.
